The bespoke three-storey facility demonstrates how McAvoy’s expertise can deliver high-performing, permanent buildings with precision, efficiency, and minimal disruption to a live educational environment.

The project was awarded to McAvoy through a competitive process via the NHS SBS Framework, reflecting the client’s confidence in McAvoy’s ability to deliver within tight programme constraints.

The Offsite Solution

A modular solution was chosen over traditional construction to overcome space limitations and accelerate delivery, ensuring the new facility would be operational in time for the next academic intake.

The 1,380m² teaching block accommodates:

  • Specialist science laboratories
  • A fully equipped gym and recovery rooms
  • Modern classrooms and breakout spaces
  • Staff offices and welfare facilities
  • External landscaping, additional walkways, and a DDA-compliant external lift

Modules were delivered to site 75% complete, including mechanical and electrical services, internal partitioning, sanitaryware, and finishes. All 42 modules were installed over a 5-day period.

Design features

This bespoke build features Swisspearl rainscreen cladding and large picture windows, providing a contemporary aesthetic that complements the existing campus environment.

Due to challenging ground conditions and historical data indicating coal seams beneath the site, CFA pile foundations were used to ensure structural integrity. Portions of the façade incorporate traditional brickwork, blending modern modular design with contextual materials.

Digital innovation and sustainability

McAvoy piloted the use of 1Breadcrumb on the  Leeds City College project , which provided detailed data on RAMs reviews, training compliance, and controlled site access. Alongside Procore, this digital integration enhanced project visibility, safety, and efficiency.

Aligned with McAvoy’s commitment to sustainable construction, the building targets a BREEAM Excellent rating and incorporates several energy-efficient features:

  • Photovoltaic panels covering 80% of the roof space (200m²)
  • Air-source heat pumps for efficient heating and cooling
  • Retention of existing trees and recycling of 99% construction waste including timber and metal

Social Value

McAvoy worked closely with Leeds City College to deliver meaningful engagement throughout the project.

  • Factory and site visits allowed staff and students to see first-hand how their new building was being manufactured and assembled.
  • Students also participated in a hands-on model-building activity and a VR walkthrough of the new facility.
  • McAvoy prioritised the use of local subcontractors and apprentices, supporting employment and skills development within the region.

Challenges

The project team successfully managed several complex challenges, including:

  • Delivering within a live campus environment
  • Boundary and access constraints
  • Historic preservation and planning considerations (including right-to-light)
  • Traffic management and road closures during module installation

Through proactive coordination and offsite precision, McAvoy maintained programme certainty while ensuring safety and minimal disruption.

The new Park Lane Campus facility stands as another strong example of how McAvoy’s adaptable approach can deliver sustainable, future-ready modular education buildings, combining digital innovation, design quality, and community value.

The use of modular construction has significantly benefited this project. The ability to carry out module construction alongside groundwork greatly accelerated the overall timeline, reducing disruption on site in terms of both space and noise. We’re very pleased with the building. It makes fantastic use of the small space available, transforming what was once a deteriorating car park into four classrooms, three modern science labs, two specialist sports rooms and a large hall.
